Preconstruction Services

The Edwards Design Group. provided comprehensive preconstruction services to clients. We learned early on that problem-free projects begin with a thorough preconstruction effort from a combination of sources–the EDG Commercial team and estimating staff, the project architect, and any major sub consultants, all in close communication with the owner. We also learned that because effective preconstruction services are so important to the outcome of a project, managing the process is critical to successful buildings minimizing change orders and building cooperative relationships before construction begins.

Extensive discussion with long-term clients and architects continues to show us that our clients desire a systematic approach to preconstruction, one that they can anticipate and track. To that end we use a preconstruction “menu” to more specifically identify the activities and timing of our efforts. It maps our approach and the services we provide, from the presentation of the owner’s initial concept to awarding of the contract. The Edwards Design Group's green strategies and sustainable approach to all projects add tremendous value and long term cost savings which are realized immediately. We will help analyze every aspect of a building before it's built, providing the most cost effective strategies and energy performance. All alternatives are studied, budget and schedules are developed and design decisions are made that make good building sense. .

Construction

Using construction systems that include AAC, ICF's, steel, concrete and wood frame, we build a variety of structures.

We offer our own excavation, framing, masonry, concrete, finish-carpentry. With in-house crews, we create shorter and more accurate schedules and uphold our high standards of quality work.

Post-Construction

The goal of our construction effort is the delivery of a problem-free ultra energy efficient and healthy building.

We take responsibility for what we build, and our Walsh Warranty Service program reinforces that commitment. We give our clients a complete and fully operational project, the knowledge to use and maintain it, and the assurance that we are available to help resolve issues should they occur.

At building turnover, we provide:

  • Operations and maintenance manuals
  • On-site training for staff and management
  • Video documentation of the training process

During the warranty period, we provide:

  • Call-back service
  • Walk-through at the end of the warranty period

Construction Management


Our comprehensive Construction Management services are focused solely on achieving substantial completion of the project on or before the designated date, on budget, and in accordance with the Contract Documents.

Our services include:

  • Reviewing design documents and advise on proposed site use and improvements, selection of materials, building systems and equipment, and methods of project delivery. We make or coordinate recommendations whenever design details adversely affect constructability, cost or schedule.
  • Overseeing the General Contractor in providing recommendations on relative feasibility of construction methods, availability of materials and labor and time requirements for procurement, installation, construction and factors related to construction costs.
  • Overseeing the project schedule, coordinating and integrating the Architect’s services and the client’s responsibilities into the project schedule, highlighting critical and long lead time items.
  • Assisting the Architect and General Contractor in soliciting bids, establishing bidding procedures, issuing bid documents to bidders and conducting pre-bid conferences.

Comprehensive sustainable design consulting
for all scales of public and private projects, including High Performance Green Building representation, technical review, facilitation of sustainable design workshops, eco-charrettes, and team meetings, and rating system project management/LEED administration.

Integrated design process (IDP) consulting and facilitation
including brokering of energy modeling, site assessment, hydrology and ecology services, facilities assessment, and other services relevant to green building.

Facilities assessment
Operations consulting, including post-occupancy evaluations and performance reports.

Education programs
For owners, companies, architects, builders, general contractors, designers, engineers, municipalities, and the public.
